Renting at The Beverly Scottsdale? Ask these 7 questions first

A checklist from a current resident, based on what we ran into.

These are the questions I wish I’d asked before signing our lease at The Beverly at One Scottsdale. Each one comes from something we actually dealt with as residents. Ask them, and get the important answers in writing.

1. How are water leaks and other major repairs handled, and how fast?

Ask for typical response and completion times for significant repairs like water leaks, and ask who keeps you updated while the work is open. Our leak went about three months before repairs were made.

2. How are damaged floors and finishes restored after a repair?

Ask whether damaged flooring is replaced with new material. In our case, flooring was taken from another unit (1044) and installed in ours.

3. How will I be told when contractors are coming into my apartment?

Ask how residents are notified about maintenance visits, arrival times and the overall repair timeline. Our contractors often came for about an hour and left, with no reliable schedule.

4. If I'm promised a concession, will I get it in writing?

Get any promised rent concession or compensation in writing, with the amount and the date it will be applied. We were told we'd receive one and, as of this writing, haven't.

5. Who exactly is my landlord, and who am I paying?

Confirm the legal entity named on the lease and the authorized recipient of rent payments, and ask for written clarification if they differ. Our lease names One Multifamily Owner LLC; the online payment process appears to direct payments to SLR Ventures LLC.

6. Can I see the trash rooms and hallways before I sign?

Visit in person and look at the trash rooms, hallways and shared spaces, not only the model unit. We've dealt with recurring trash buildup and odors in the first-floor hallway.

7. How often is the garage gate down, and how fast is it fixed?

Ask about recurring outages of the garage gate and access systems and how quickly they're resolved. In my experience the gate has frequently been out of service.

The one rule I’d follow: get every promise in writing before you sign, whether it’s a concession, a repair timeline or a move-in credit.
