The single biggest problem we’ve had at The Beverly was a water leak. Water came from the HVAC closet into one of our bathrooms and into the bedroom area.
About three months before repairs started
The leak wasn’t fixed promptly. Approximately three months passed before repairs were made. Through that time, part of our bedroom and the closet in our bathroom couldn’t be used.
At this price point, I don’t think that’s acceptable. A leak into a bathroom and bedroom is a serious maintenance problem. It should come with clear communication and a timely plan to restore the affected rooms.

Flooring taken from unit 1044
When the floor in our apartment was finally repaired, it wasn’t replaced with new material. Flooring was taken out of unit 1044 and installed in ours. As I understand it, that left unit 1044 with torn-up flooring that would need to be repaired before it could be rented again.
To me, that raises questions about how ownership weighs maintenance costs against the condition of its apartments. Moving the problem from one unit to another isn’t the kind of repair I expected.

Contractors who came and went
The repair work itself took approximately two months. The contractor would sometimes arrive, work for about an hour, and leave. We weren’t given a reliable schedule for when they’d come back or what time they’d arrive, which made it hard to plan our days around work happening inside our home.
All the while, parts of our bedroom and bathroom closet were still unusable.
What I’d ask about maintenance before leasing
- How fast are water leaks and other major repairs typically handled, start to finish?
- Who keeps residents updated while a repair is open, and how often?
- Are damaged floors and finishes replaced with new material?
- How much notice do residents get before contractors enter the apartment?
- If part of the apartment is unusable during a repair, what does the property offer, and will they put it in writing?
