After our own experience, I read every public review of The Beverly on Google and Yelp. Most are positive, and I’m not going to pretend otherwise. But several other residents and prospective renters describe the same kinds of problems we ran into. Below is a summary in my own words, with links so you can read the original reviews yourself.
Pattern 1
Promises that weren’t kept
This is the one that hits closest to home. We were told we’d get a concession after our water leak, and we never did. Others describe the same thing:
- A prospective renter (Yelp, August 2025) says the property manager promised them more than the advertised move-in concession and possible help with a lease buyout on their first tour. When they followed up, they were told no extra concession existed, and later emails went unanswered.
- An applicant (Yelp, August 2025) says they were assured a $275 admin fee would be refunded if their application wasn’t approved. It was rejected, and four months later they still hadn’t received the refund despite repeated assurances it was in process.
Pattern 2
Maintenance and build quality
Our leak took about three months to repair, then two more months of on-and-off work. Full story here. Another resident describes similar problems:
- A resident (Yelp, January 2026) reports an induction stove that hadn’t worked properly since move-in, shower grout already deteriorating, management saying it was waiting on out-of-state vendors, and hallways with drywall cut out and left that way for weeks.
Pattern 3
Unanswered questions
- A prospective renter (Yelp, April 2026) says they contacted the leasing office several times with questions about units and never got a response.
- The August 2025 renter above also says follow-up emails about pest control and concessions went unanswered.
Pattern 4
Noise
- The January 2026 resident describes thin walls where neighbors’ TVs, conversations, plumbing and vacuuming are clearly audible, plus dogs left barking on patios late at night and early in the morning.
- A resident on Google (4 stars) who otherwise likes the community says the surrounding construction starts as early as 4 or 5 AM, Monday through Saturday.
What this means if you’re about to sign
The common thread is that verbal promises about concessions, refunds and repairs didn’t always turn into action. Get anything you’re promised in writing, with an amount and a date. See the full list of questions to ask before you sign.
